Construction management is a professional service that applies effective
management techniques to the planning, design and construction of a project
from inception to completion for the purpose of controlling time, cost and
quality. Construction management is a discipline and management system

owner.

construction management services need only apply to complex, commercial type

responsible exclusively to the owner and acts in the owner's best interest

45cm uses an "hour-based" fee system that is not
directly related to the construction costs. The fee is based on the
predicted number of hours our project manager and site supervisor will spend
on the project. Many contractors use a "percentage of project cost"
fee system that typically is higher than the "hour-based" fee. 45cm
does not increase fees for minor changes in the work or change orders since
it takes our project manager and site supervisor no longer to coordinate
this work.
45cm has
extensive relationships with the best local sub-contractors and can package
work categories to best suit the specific project needs with regard to
budget, timeframe and quality.
Design Build
Design build is a delivery method which
employs a "single-source" point of responsibility from the standpoint of the
owner. The design build team can be formed from a single firm, or a
team consisting of an architect, engineer and construction professional who
are at risk for the cost, schedule, quality and management of the project.
The benefits of design build are many.
Single source responsibility means that the owner can look to one entity for
all aspects of a project. Basically, if anything goes wrong, the owner
will deal with the design build entity and not have to worry about which
party is at fault within that team. Design build is considered to be
the fastest project delivery system because it encourages overlapping the
design and construction phases. Early knowledge of project costs and
cost-effectiveness are also benefits in this delivery method.

typically team up with local, proven architects to establish a quality
design build team.

offers professional cost estimating at any stage of project design.
Whether 45cm is managing your project or not, you certainly want to know how
much it will cost. Extensive experience in bidding and budgeting, and
assistance from local sub-contractors and material suppliers allows 45cm to
be extremely accurate in predicting project costs.
Rather than a "square-foot"
cost estimate a contractor or architect will provide, your cost estimate
will be broken down into individual Master Format Divisions (work tasks) to
allow a complete understanding of where each and every dollar is allocated.
There are no "hidden" or "buried" costs. Every portion of the standard
contractor-based pricing breakdown is shared with the client. You can
then make informed decisions and adjustments to your project as necessary.

Project over budget?
45cm can review your project
design and budget if you are unhappy with the pricing as provided by other
contractors. Sometimes, contractors are reluctant to share cost
breakdowns with the owner. With 45cm, all cost items are shared in our
"open-book" accounting philosophy. Value engineering and value added
methods can be utilized, with the assistance of your architect, to get your
project within budget.
